STAGE ONE

Site Feasibility, Geotechnical Soil Assessment & Briefing

We visit your site, inspect boundary beacons, assess topography and drainage, and perform geotechnical soil testing (Standard Penetration Testing). We listen to your lifestyle requirements, functional spaces, and budget constraints.

Stage Deliverables: Geotechnical Soil Test Report, Topographical Site Assessment, Project Brief Document.

STAGE TWO

Architectural Conceptualization & 3D Photorealistic Modeling

Our architects translate your brief into preliminary floor layouts and exterior 3D perspectives. You review the design in interactive 3D, exploring room sizes, lighting, and exterior materials until you are 100% satisfied.

Stage Deliverables: 3D External & Internal Renderings, Architectural Floor Plans, Elevations & Sections.

STAGE THREE

Structural Engineering Analysis & Government Approval Filing

Our structural engineers calculate dead and live loads, wind loads, and seismic considerations to produce the certified structural calculations, bar-bending schedules, and mechanical/electrical (MEP) schematics required for statutory physical planning approvals in Anambra State or relevant authorities.

Stage Deliverables: Certified Structural Calculations, Foundation Design, MEP Drawings, Regulatory Building Approval.

STAGE FOUR

Detailed Bill of Quantities (BEME) & Fixed-Price Contracting

No hidden charges or speculative guesswork. Our quantity surveying team produces an exhaustive Bill of Engineering Measurement and Evaluation (BEME) detailing every bag of cement, ton of steel rebar, electrical conduit, and tile. We agree on a fixed milestone payment schedule.

Stage Deliverables: Line-Item BEME, Construction Contract Agreement, Milestone Schedule & Escrow Terms.

STAGE FIVE

Construction Execution, Milestone Inspections & Strict Quality Control

We deploy certified site engineers, project managers, and vetted artisans. Concrete pouring undergoes laboratory slump and cube tests. Each milestone (Substructure, Superstructure, Deck Casting, Roofing, Plastering, MEP Rough-in, and Tiling) is rigorously inspected and signed off.

Stage Deliverables: Weekly HD Drone Progress Logs, Material Test Certificates, Milestone Sign-off Certificates.

STAGE SIX

Final Commissioning, As-Built Documentation & Handover

Deep cleaning, electrical and plumbing pressure testing, snag rectification, and final keys handover. We provide comprehensive As-Built Drawings and an operational manual for your home systems, supported by our structural warranty.

Stage Deliverables: As-Built Drawings, Keys Handover, Maintenance Manual, TNV Structural Warranty.
